MHS residents pay Commercial Demand rates for electricity instead of normal residential rates.
Commercial Demand is a "penalty" of perhaps 300% (or more) for businesses that use large bursts of electricity.
But residential customers never use large bursts and don't pay a Demand. Unfortunately Murray Hill Square began life as a business and nobody from MHS has ever fought the utility to end the Commercial Demand surcharge.
It's important to understand that it's not the kilowatt rate that causes 300% higher bills, it's the demand. Here is an example from Understanding Commercial Electric Demand published by the www.nationalgrid.com

As you can see the problem is the demand, not the rate. In the past, Board members have prided themselves on getting a lower rate but this fixes nothing. The problem is the demand surcharge, not the KWh rate!
I presented all these facts (and more) to the Board on July 14th but they are confused, passive and refuse to act. Please contact your Board members today and ask them to begin fixing this problem for all of us, once and for all.
The average monthly electric bill at unit 53 is $73 and the home next door pays $110. Are you paying too much?

In the past I have helped Associations like MHS solve problems like these so this kind of challenge and controversy is nothing new for me. But it is new for the Board and they are perplexed.
JCP&L must remove the Commercial Demand penalty under threat of lawsuit for both actual and punitive damages. They have overcharged us by millions and continue to steal more than $100,000 a year.

Units 51-56 have "normal" meters and pay normal residential rates. I live at #53 and paid $876 for all of 2008. That's $73 per month. My neighbor pays $110. Are you paying too much?
But even though I am only paying $73 per month the JCP&L overcharges still affect me a great deal!
Our last MHS financial statement shows $38,475 for outdoor lighting electricity. My share of that is $962 and comes out to $80 per month in my Association dues.
But the actual lighting at MHS should only cost $1,250 per year. That's less than $2 per home per month, not $80. I tell you this as a former licensed master electrician, for further details read this Letter of Demand to the Board and Taylor Management.
You're overpaying for this outdoor electricity, too. But you're also paying a lot more than $73 for household power so my heart (and my helping hand) goes out to you all.
Please, my dear friends and neighbors, stop overpaying for electricity! JCP&L is cheating you all. And the Board is helping disguise that overcharge by including some of those extra charges in our monthly Association dues. This is counter productive. Don't hide the problem, challenge JCP&L and fix it!
